Ep 078: From $20K per year to $20K on each deal | Ryan Dossey
03:15 – Ryan talks about his weirdest real estate story. He bought a house that looked normal from the outside but as you walked inside everything was heavily Star Wars themed.
07:25 – Before getting into real estate investing, Ryan was doing car warranty sales in a big industry in St. Louis full time at the age of 17.
10:35 – Ryan started out with wholesaling in real estate investing and did everything wrong. He didn’t know what he was doing and that is his initial into real estate investing.
11:10 – In their first month, they spent $3,000 on marketing and they got their first deal with a profit of over $10,000.
12:05 – Ryan has been doing real estate for about six years. Today, his business owns a little under 9 million dollars worth of rentals. It is a mix of single family, small multi-family, and the biggest they have is a 12 unit.
14:10 – The perk of the Indianapolis market is that it is relatively stable. It is a pretty diverse industry and they call it the Silicon Valley of the Midwest, says Ryan.
15:52 – Ryan is more of a fan of investing in your own backyard using Airbnb or finding a way to cashflow in your market.

18:23 – Ryan’s role in his business is somewhat passive. The thing that he is uniquely skilled at is getting off market deals.
