Ep 136: 2021 Real Estate Predictions | Michael Zuber
04:38 – Michael said that there are 2 factors that he missed on his last opinion about the real estate market. First is he nailed the consumer.
07:07 – The second factor that he missed was urban flight. He did not appreciate people living in New York and San Francisco from their shoe boxes at 4 grand a month to the suburbs.
10:14 – Zuber believes that 2021 will be a positive growth GDP and will be 5% or greater. And he is actually pretty optimistic about the US economy next year.
11:32 – Michael thinks that 2021 is positive and he does not see a real estate crash. He said that he is very annoyed at those who are saying and comparing the prices in 2020 and 2008.
23:15 – If you are using interest only debt structure today to make debt service work, you’re in trouble, says Michael.
23:52 – Some lenders (because the lenders don’t want the asset if the asset is truly upside down) they may choose to extend and pretend.
25:43 – The market we are in today is owner-occupant driven like I’ve ever seen before.
26:38 – Michael believes that the number one thing that is not happening today is the move-up buyer, it is frozen.
26:46 – Michael would like to encourage us to keep going.
