The old adage is:
“you have to spend money to make money” is not true when it comes to investing in real estate.

Here are four ways you can start doing this now.
1.Wholesaling:
Wholesaling, put simply, is when you are the middle man between the seller and future buyer. You get agree to purchase a property from a distressed home-owner at a below-market price, and then you market that property to your list of cash buyers for an inflated price.
Example: Seller A sells you a property for $100K. You, middle man B, market that property to your cash buyer’s list. Buyer C buys the property for $125K. You make the difference of $25K as your profit!
Wholesaling is similar to being an agent, however very different in two main ways:
1. Less paperwork.
2. You control your commission. On the same example given above, and agent would have made, at most, $7,500 on a sale of $125K.

2. Raise private money:
Raising private money isn’t just for the silicon valley start-up companies. You can raise private money very simply by being a professional who shows potential investors what they will make by funding your projects.
Private money (or OPM: other people’s money), commonly pays dividends between 8-12%. Compare that to a measly ½ of a percent at the bank.

3. Credit Cards:
Fill in the gaps with low/no interest credit cards. These are not scams. They are legit ways for you to pay for your short-term projects. If you have a need for $50K of rehab costs on a project, you can charge those to a credit card, and after you sell the house, you pay off the card before the low interest rates expire.
4. House Hack:
Rent out rooms where you live, or where you have permission to. If you have a 3 bedroom house and you are only using one of the rooms, rent out the other two.
House hacking can be done in a number of ways: AirBnB, roommates, or finding people who are in town for a short time for work and need a place to live.
I’ve been house hacking since 2015. It’s been rare that I’ve lived alone most of my life, but it wasn’t until 2015 when I took advantage of it.
Instead of getting an apartment and splitting rent, I bought a house, got two roommates, and AirBnB’d the fourth room.
Not only did I not have to pay rent every month (AirBnB and my roommates paid it all), but when I sold the house after two years, I collected $20,000 in equity and appreciation!
