Ep 054: 19 year old immigrant turned real estate mogul | Hal Sousa

 

 

 

02:38 – Hal shares one of his interesting real estate investment stories. They were having trouble with people in a bad neighborhood because they were driving a nice car.

 

05:41 – Hal tells the story about how he began in real estate investing. Hal is from Brazil and was an immigrant in the US and he grew up mostly by himself. A Buy and Hold business strategy is where he started in his career.

 

08:55 – Hal believes that the financial freedom he is living today is all due to real estate. Hal also believes that schools should add education about taxes and real estate in their curriculum.

 

11:23 – Hal shares the beginning of his real estate business story. Hal says that he’s only a normal guy that works at his normal job, working and saving to get his next deal to add to his buy and hold rentals.

 

13:25 – Hal was working at a bar at night making contacts and meeting people and was doing real estate full time during the day. You can tell that Hal is a grinder, a real hard worker.

 

14:16 – Hal says he’s relentless. People around him were not supportive because he’s the immigrant with broken English he says. The odds were against Hal but he works hard, keeps making contacts and relationships until he succeeds in real estate.

 

18:57 – Systems have gotten better these days says Hal and it has helped him manage his rentals automatically. All of the people he needs are on deck so it makes his business very easy to manage.

 

22:18 – Hal doesn’t do a lot of cold calling to get clients. 95% of his calls are warm calls which means a lot of people already want to sell their houses. Hal tracks some auctions via online and via MLS. He just checks it close enough to find deals.

 

26:48 – Hal talks about the advantage of having a real estate license. Hal hasn’t had any issues because he’s been careful of all the legalities in real estate.

 

27:26 – Hal shares his business plans for 2020. They’re going to raise their goal of flipping 30% to 40% which would be about 70 deals this year and hold as many as they can.

 

28:58 – Another thing Hal plans to do in 2020 is AirBnB. Hal will pull the trigger and do something about it and is looking forward to AirBnB he says.

 

29:27 – Hal shares how California’s new regulations for rentals and tenants affect his business. Hal is a landlord that doesn’t raise his rents he says. If they don’t bug him, he won’t bug them.
