Ep 057: 5 ways to get started in AirBnB
03:03 – The 1st way is to go buy a house. Buying is the most expensive but it will earn the most. Go buy a house, furnish it, and start your AirBnB business.
05:05 – The 2nd way is to use the house or property that you already own. If you can, section off a part of the house or convert the garage into another unit that way you won’t need to be away from your house says Kyle.
08:30 – The 3rd way is arbitrage. Kyle has 3 rental arbitrage properties and what he loves about it is that he doesn’t have to actually own the property.
10:11 – Kyle says when we own a house we earn money in 4 different ways vs arbitrage where you just earn in 1 way. Kyle considers arbitrage as cashflow not as real estate investment.
10:33 – Kyle talks about the 4 ways you earn by having your own piece of land or real estate. First, you earn income through your debt being paid by the tenants, second is the possibility of appreciation, third is tax advantages and lastly is cashflow.
11:36 – The 4th way to get started in AirBnB is by renting out a room in your house. If you don’t want to have a long term roommate, renting out a room on AirBnB is a good option

Basically, you can act as a property manager who co-hosts with the property owner.
The landlord/owner takes on all financial responsibilities, and you collect a fee for handling all communication, operations management, and issues. Some people are charging as much as 50% of the profit as managers!
