Ep 222: How to Get More Direct Bookings in 2022 | Mark Simpson
05:34 – Since then it’s just been, I was saying, I never actually thought that the book writing process, the easiest bit would have been writing it because everything else that you sort of get to know and learn along the way has been madness.
07:18 – The book, direct playbook is what it’s called, The subtitle says goodbye to OTAs. We’ve proven marketing tactics to boost direct bookings, and sort of buck, and why is it important to me.
08:51 – The one thing that I have never done is a book. And so this is why I put it together because I particularly revisited it and went through all of the chapters and all of the tactics and all of the sections.
09:41 – I’ve been busy creating a companion course for the whole book. It’s free when anybody purchases the book. And so you’ll be able to go through and actually watch over the shoulder videos and be able to put into practice that way. So it doesn’t matter how you consume content, whether you like audio written or video.
10:28 – When you really start to flip that mindset of using Airbnb, not as the be all and end all, but as a channel, just as you would use Facebook, just as you would use Instagram, just as you would use verbo, when you really do start to build a business that could potentially be sellable in the future.
12:26 – When I can do that, and when you can do that, and when I can help you achieve that, it means that we’ve got so many people saving money on having to pay commission costs, we’ve got so many hosts that have bookings coming in on their rules. There’s no middleman. There’s no stress having to deal with Airbnb chat in support of this, this, this new air cover that they’ve created.
13:26 – It’s not a book that you read cover to cover, it is a playbook so that when you’re at a certain point in your business, where you need help with something specifically, you can just flip right to that and find the templates, find the process find the step by step.
14:02 – That’s kind of your moat is solidifying that you have a business and that you’re not just an independent contractor or you know, you’re reaping the benefits of a third party company because what in the world is going to happen to your, you know, call it six figures, seven figure eight figure business, if one of those OTAs just goes away one day gets, you know, gets hit with a lawsuit and has to shut down their their doors.
19:17 – There are still so many holes, and we don’t have a website that there’s so many hosts who are just using the free one that you get with your property management software.
22:37 – I didn’t take the time to sit down and really identify who that Avatar was before. I almost got myself in trouble. And so I think the avatar part is really, really important there.
24:37 – If you’re doing big numbers that commission costs in itself could be really beneficial to you, your profit engine engineer, but let’s go to the stories.
28:32 – The cool thing about social media is that your insights, so you’ve got Analytics on your Facebook business pages, it will tell you which posts are poppin and which posts are going down.
29:11 – That is like the absolute golden nugget of all of this is that you can use social media to be social. But on the back end because of it, because you’re being social, you’ll be able to sell and these are selling directly which is so powerful.
