Ep 166: Cut the Competition with this Exit Strategy | Brent Bowers
06:30 – People with great credit and good renters don’t have to pay the most amount of money.
07:29 – Brent served in the military for 8 and a half years so he had to find and try something a little different. Getting into a real estate niche that would pay him passively every single month whether he works or not. Something that will give him time and financial freedom, and that’s where the land investing came in to play.
10:03 – Brent was able to hang out with the right people by listening to the podcast and reading their books, and that was how he worked on his personal growth.
14:22 – Some of these lands are unbuildable and not accessible so it wasn’t like the most valuable stuff in the world, however it was quick cash.
20:07 – Brent would prefer to sell his land to seller finance. His avatar for the quick flips, the wholesales are guys that are speculators or builders.
24:19 – Some of the positive things on the land industry are more reliable renters or notes, the opportunity to be able to have passive income, and an opportunity for sellers or flippers to be able to get a big paycheck.
26:31 – When getting started, the first thing you need to do is pick your playground. Second, find a list of people that own land. Third is get a letter to them whether it is a postcard, an actual handwritten letter, or get their phone number and text and call them.
27:49 – The fourth step is to find a buyer for the land and the last step is buy the land and in seller finance or flip it or sign a contract and sell that contract.
28:39 – Brent built a course that shows people a step-by-step how to do it. Each day they give an action step that you need to do, complete the step and then enjoy and celebrate afterwards. The course is built on an action step and once you take the action, the result will happen. And that’s where education comes from.
