Ep 051: 3 ways to eliminate problem guests in AirBnBs

 

 

 

03:01 – The reason Kyle is sharing this information with his audience is because he doesn’t want them to make the same mistakes he did. This topic will give us the 3 best ways to pre-screen your AirBnB guests so you don’t have issues.

 

03:41 – Kyle starts with a story he is currently dealing with. Kyle says everything is fixable. If it’s not fixable that means it’s not in his control and it’s not worth his time or energy.

 

05:28 – Kyle had this guest who was a local. There was 10 of them who wanted to celebrate a birthday for their friend. They said they were going to play boardgames, have a couple of drinks, and lay low. This was already a red flag says Kyle.

 

06:45 – Kyle had a text and a phone call from 2 different neighbors that they heard a gunshot at 3AM. Kyle realized that he’s not the only one taking the risk but his neighbors are as well.

 

07:56 – Number 1 is do not accept locals with zero reviews. Number 2 is get a verbal agreement or commitment that ensures they have read and agreed to all of your house rules.

 

09:09 – You are almost like a flight attendant on a plane making sure you have a verbal agreement with the passengers just like with your AirBnB guests. You need a ‘yes’ response that they have read and reviewed the house rules and agree to them.

13:25 – Number 3 is you get them to sell themselves. People are needing you just as much as you are needing them says Kyle. You can turn it around on them and get them to sell themselves to you and in that situation you have the power Kyle added.

 

14:59 – Kyle’s disclaimer is that these 3 things are not bullet proof and will not make you immune to the kind of people that Kyle has encountered but it will reduce the risk of having these issues.
